All electrical, plumbing, structural flooring, gas plans, and designs must be consulted with a local architect and structural engineer to abide by local code and zoning requirements.

Which Plan Should I Buy?

PDF only

Get the PDF plans only if you don’t want to make any changes to your layout. Simply hand it over to your engineer and hit the ground running.

Know a local architect you can trust who’d be happy to help you make a few layout customizations to your pre-designed home plan? Get the PDF + CAD version. The CAD version is for your architect, and the PDF is for your engineer and contractors. 


PDF + CAD + Feasibility Call

Love the house but not sure who to reach out to for modifications? Get this version of the plans and book a call with us to go over your custom requirements. We’ll help you make changes to the plans so you can get every little detail right for your dream home. Extra charges applicable for major changes. 

I have the plans - what’s next?

1.Bring your local engineer and/or architect on board

Consult with your local architect/engineer and expediter to recalibrate the plans with compliance codes of your city/town. At this stage, you’ll also need to check your property's zoning parameters, requirements, and setbacks.

 

4. File for permits

Before you begin your build, consult with your engineer to file for the relevant permits. Typically, this should take between 2-3 weeks. 

2. Decide on all Mechanical (MEP) systems such as electrical, plumbing, gas, oil, septic, etc.

Your local engineer or architect will guide you through setting up the relevant systems according to your area’s zoning codes and your specific needs.

5. Get, set, build!

Once the permits are in place, set a start date with your builder and start swinging hammers!

3. Get your build team together

We recommend beginning this process during the time your plans and permits are being filed. Builders typically take 1-2 weeks to prepare a detailed estimate for the build-out of the plans.

  • I’m familiar with the industry - is this guide too basic for me?
    Not at all. Many people who are familiar with the industry are still not experts and can still make beginners mistakes. More often they are well versed in certain portions of the project and clueless on other parts of the process. This guide gives you insider tips to handle a specific type of renovation. And, you get all the resources we use for our done-for-you clients: spreadsheets for planning, templates, and examples of permits, insurance, and licenses, product lists, as well as access to our network of trusted contractors and trades. So we’re sure you’ll find this guide actionable even if you’re familiar with the industry.
  • Is this guide for private resident owners or those who live in a co-op?
    There are a few exceptions for bathroom renovations in private residences and co-ops (we clarify that in the guide). This means you’ll find this helpful whether you live in a co-op or a private residence.
  • When is the best time to schedule my call with Elizabeth?
    You can schedule a call with Elizabeth whenever you’re ready. However, we want to make sure you get the most out of your 1:1 call. We advise you to schedule it after you’ve surveyed your bathroom, prepared a list of questions, after you’ve gone through the guide up to module 4, and prepared a style board (at least) or when you’re done going through the guide.
  • What if my contractors and trades think I don’t know what I’m doing?
    When you purchase the guide, you’ll get a comprehensive list of questions and checklists (categorized by worker scope for bathroom renovations) that you can rely on to brief your workers. This means you’ll never have to wing it when you’re speaking to them.
  • What if I accidentally damage my home and end up increasing the cost of the renovation?
    You’re not doing the renovation work yourself, so the chances of damaging your home are pretty slim. Accidental damages are usually a side effect of hiring unqualified trades and contractors. But when you get this guide, you’ll learn the ins and outs of vetting and hiring qualified trades who are committed to excellence. And if you notice below-par workmanship, the guide also offers recommendations on navigating these conversations and getting replacement work done without any additional cost to you.
  • How soon can I start planning my remodel after going through the guide?
    You’ll plan as you learn. We know you don’t have the time to sit through a complicated and boring course. That’s why each module is packed with easy-to-implement tips and relevant, current information. Overall, it’ll take you a couple of days to go through the guide (think 2-3 hours each day to learn and implement), and then you’re off to the races.
